1. What are the advantages of investing in Do Upkot compared to buying an own student room?

With Do Upkot, you invest in student housing without any worries. You don't have to find tenants, carry out repairs or handle administration yourself. We have been taking care of rental and management for over 25 years with a professional team.

Additional benefit: as an investor, your (grand)children get priority for a student room in all Upkot projects in Belgium.

2. How is the worry-free management organised at Upkot?

At Upkot, we take care of everything:

  • Rental: we handle the complete rental of the student rooms.
  • Management: from administration to communication with students.
  • Maintenance: our facility team handles repairs to wifi, heating, furniture and more. Discover here how this works.
  • Upkot coach: a permanent point of contact for students on site.

With over 25 years of experience in rental and management of student housing, your investment is in good hands.

3. What is the investment term and can I exit?

After a minimum term of 3 years following the provisional delivery of your investment project, you can exit. You have several options:

  • You can have your investment bought back by Upgrade Estate.
  • You can sell your investment to third parties.
  • Do you want to donate your investment? Donation is always possible.
4. What is the targeted return of Do Upkot?

With Do Upkot, you receive a targeted annual net distribution of 2.6%. You will get your first distribution by October 2026.

5. Do I have a rental guarantee as an investor?

Yes. With Do Upkot, you have a 20-year rental guarantee with UMONS. This gives you as an investor certainty about the occupancy of the student rooms.

6. Why is Mons a good location for student housing?

Mons is a true student city with more than 18,500 students and renowned institutions such as UMONS, UCLouvain and HELHa. The city is investing heavily in student-friendly facilities, modern campuses and meeting places.
